A short decision sheet with up to two options, layout, materials and a budget band, so we agree direction before detailed pricing.
You decide: the option and band to price.
Fixed quotation
A detailed scope, fixed price and programme. Signed by our project manager. No vague allowances.
You get: one price, one programme, one contact.
Build
Approvals, procurement and works managed by one project manager with our own trades. Photos and progress every week.
You see: progress against the programme, every week.
Handover
Snagging closed, systems tested, documents and warranties handed over with the keys.
You receive: a finished space and everything you need to run it.

Good to know
How long does a typical project take?
A bathroom or kitchen is usually 3-5 weeks on site. A full apartment 6-10 weeks. A full villa 10-20 weeks depending on scope and approvals. Your fixed programme is in the quotation.
Who handles approvals and NOCs?
We do, community (Emaar, Nakheel, Dubai Hills), building management, landlord and authority approvals (Dubai Municipality, Civil Defence, DEWA, DHA where relevant) are part of every scope.
Can we stay in the home during the works?
For room-by-room renovations, often yes. For full renovations we advise moving out; we will tell you honestly at the site visit.
How are payments structured?
Staged against progress on site, set out in the quotation. No large upfront payments.
